Landscape Design and Installation

Generic plants from a big-box store rarely last around here; you need a layout planned around your specific soil, house style, and how hard the bay wind hits your yard. Because so many Islip properties sit close enough to the water to catch salt spray, we lean toward plant varieties that actually tolerate it — species that hold up along the shoreline instead of scorching and browning by mid-summer.

We initiate every project with a detailed evaluation of the property, noting how close it sits to the bay and how exposed it is to wind coming off the water. A yard three streets back from the canals can plant almost anything; a yard right on Bayberry Point needs a different palette entirely, or the investment gets burned off in a single nor'easter. For properties with mature tree canopy — common in Islip's older neighborhoods — we also design around root zones instead of through them, since a lot of these oaks and maples have been established for generations.

Retaining Wall Installations Greenlawn

Grade changes near the canals and low-lying yards closer to the bay both create the same problem: water with nowhere to go. Our retaining walls are built to manage that, not just hold back soil.

Picking the right blocks for a wall isn't really about style—it's mostly about what kind of pressure and wet mud the wall actually has to hold back and how wet the ground behind it gets. Anything retaining a real grade change near the water table needs engineered block with proper geogrid reinforcement and drainage sized for standing water, not just an average rain event — otherwise hydrostatic pressure pushes the wall out of line within a few seasons, no matter how good the stonework looks on day one. We grade the top of every wall to shed water away from the structure instead of letting it collect behind it.

Stone Walkways

An uneven front walkway is just waiting for someone to trip over it, especially when the ground starts shifting around. And in Islip, that risk shows up faster — damp ground and salt exposure both accelerate how quickly a poorly built walkway starts to shift.

When people call us to fix a sunken walkway, the problem is almost never the top stones—it's usually because the previous guys skimped on the gravel base or skipped the edge restraints. We use a coarser aggregate base here than we would further inland, specifically so water moves through instead of sitting against the stone. For a front entry specifically, we'll often widen the path beyond the bare minimum and add a slight taper near the door, since it changes how the whole approach to the house reads.

Where you put the lights matters way more than just buying a ton of fixtures. A few well-placed uplights on mature trees and grazing light along stonework does more than lights spaced evenly down a path. Fixture selection matters just as much here as placement — standard fixtures corrode fast this close to salt air, so we spec marine-grade or corrosion-resistant housings for anything within reach of bay wind. Everything runs on a low-voltage transformer with a timer or smart control, with wiring buried deep enough that it holds up through years of yard work.



Rebuilding Custom Front Stoops & Steps

Standard concrete steps tend to crack and pull away from the house after a few years, especially when a high water table keeps the ground constantly moving.

If an old concrete stoop starts sagging or pulling away after ten or fifteen years, it almost always comes down to how shallow the original footing was poured. Most homes get a shallow, poured slab that isn't tied into the frost line, and on ground that stays wetter longer, that footing moves more than it would on drier soil further inland. We dig below the frost depth and pour a real footing before anything decorative goes on top — that's the part that actually determines whether the new stoop outlasts the house. On the finish side, we can match brick or stone detailing to older homes' original character, which matters on a lot of Islip's historic properties, or update the entry entirely if that's the goal.

Sprinkler SYSTEMS

A shallow water table changes how a sprinkler system should be zoned. Overwatering a lawn that's already sitting on damp ground does more harm than good, so we zone conservatively and lean on soil moisture as much as a fixed schedule.

We also design every system to meet the Town of Islip's stormwater standards, which require drainage improvements to handle a real storm event rather than just pass a basic inspection — a detail that matters more here than in townships without the same bay-driven flooding history. Head selection accounts for salt exposure too, since standard components corrode faster within range of ocean air. Every system gets a smart controller with a local rain sensor, so it responds to actual conditions instead of running on a rigid timer through a wet week.
